Gabriela Estates Sold

We are thrilled to announce the complete sellout of the Gabriela Estates subdivision. On November 28, a purchase and sale agreement was executed for the final five triplexes in the community, each selling for $1,297,500.00. Momentum continued with the issuance of the certificate of occupancy for Lot 7 on December 16, allowing the closings of the triplexes on Lots 5, 6, and 7 to successfully take place on December 19. Just days later, on December 23, the triplexes located on Lots 2 and 3 closed, officially bringing the development to a successful conclusion.

In total, Gabriela Estates achieved aggregate sales of $8,187,500.00, inclusive of the earlier sale of the two duplexes on Lots 1 and 4. The successful sellout reflects strong market demand, disciplined execution, and the effective delivery of the projects business plan; marking a significant milestone and a strong finish for the project.

Gabriela Estates Update

We have obtained the Certificate of Occupancy for the triplex located on Lot 6 of the Gabriela Estates subdivision project. The triplexes located on lots 2, 3 and 5 have been stabilized with tenants in place and we are currently leasing up the three units on Lot 6.

The construction has now moved to the last triplex, located on Lot 7, where the electrical plumbing and sprinkler finals have been obtained. Currently working on the mechanical, fire alarm and driveway finals, we should have this lot completed by mid-December; and commence the stabilization.

Allied Companies is pleased to announce the successful sale of the property located at 5185 West Flagler Street for $6,600,000.00, representing a per unit sale of $300,000.00. Built in 2023 by our company, the residential apartment building has 22 – two bedroom and one bathroom units, with a 24-hour Gym and Business Center.

By successfully exiting this deal, we can now focus on bigger developments that are in the planning stage and add more liquidity to our company.

The Mark Estates Update

The Mark Estates tentative plat was approved today by the Miami Dade County plat committee. We will commence the process of satisfying all the requirements to obtain the final approval of the plat. Among those, is the approval of the water, sewer, paving and drainage plans. Stay tuned for more updates. When completed, The Mark Estates will be a three story garden style apartment building of one and two bedrooms units, with a business center, gym, CCTV, leasing office and management on site. It will also have substantial parking to provide two parking spaces per two bedroom units and one parking per one bedroom units; with visitors spaces available as well.

We closed today the duplex located in Lot 4, a 6 bedroom and 4 bathroom structure for $850,000.00.

The interior rough for the triplexes located in Lot 2 and 3 have been completed. The triplex located in Lot 5 has already completed the first story of shell work. Another triplex located in Lot 6 has begun, and the foundation has been poured. Our final Lot #7, which will be another triplex has already been permitted and we have started cleaning the site to begin construction. With that, the whole project is being built.

The shell work for the triplexes located in Lot 2 and 3 have been completed and the interior rough work have already started. Lot 5 permit has been obtained, another triplex, and the concrete foundation has been done. We expect to break ground in Lot 6, another triplex, by the end of this month.

The Mark Estates

The Mark Estates zoning change and site plan approved.

The Miami Dade Board of County Commissioners approved the zoning change and site plan of The Mark Estates today. A 71 unit, three story garden style building, with a mix of studios, one and two bedroom units with balconies in selected units. Amenities will include, a gym, business center/clubhouse, management on site, electric car charging stations, CCTV monitoring and parcel lockers. The platting process and underground utilities approvals has began now. We expect to break ground by 2Q2026.

Eureka Estates zoning change and site plan approved.

On a unanimous vote, the Miami Dade Board of County Commissioners approved the zoning change and site plan of Eureka Estates. A mix of apartments and townhomes with private patios, the 73 units project will have a combination of studios, one, two and three bedroom units, a community pool, playground, gym, business center/clubhouse, management on site, electric car charging stations, CCTV monitoring and parcel lockers. Gabriela Estates has broken ground.

We have officially broken ground in our latest construction project Gabriela Estates. Located at SW 113 Court and SW 187 Street, in Miami, the subdivision of duplex and triplexes with a total of nineteen units is moving forward to its final stage.
